GENERAL

• Lift: 1 No. 8 person capacity (630 Kg) lifts, 32-bit Micom technology (Sigma – Otis elevator Co, Korea, Shangai Mitsubishi-Thailand, Toshiba or equivalent) with AC – VVVF.
• Generator:  International Standard Generator (American or European brand) covering at least 4 - points in each apartment. In addition, it will cover lift, pump, lobby, parking area, reception area, security room, main gate.
• Water Pump: One European origin Pedrolo pump will be provided.
• Electricity Supply: Electricity Supply approx 220V/440V from DESA source with separate Main cable and LT Panel/Distribution Board.
• Water Supply:  Water Supply Connection from WASA sufficient as per Total Calculated Consumption.
• Water Reservoir: Underground Water Reservoir with capacity of holding minimum two days water supply plus additional half day in the roof tank.
• Sewerage System: Effective sewerage system will be implemented for long term sustainable.
• Gas Supply: Gas Pipeline Connection from Titas Distribution System as per Total calculated Consumption, Adequate safety Measured Incorporated.
• Fire Fighting System: Modern Fire Fighting system with fire extinguisher in each floor.
• Car Parking: Reserved Car parking in ground floor with large comfortable drive way.

INTERNAL ELEMENTS OF APARTMENT

CONSTRUCTION DETAIL

• RCC Work: All RCC work will be carried out according to the present government law of the country (BNBC) and other relevant international practice code such as ACI, UBC etc.
• Floor Slab: All the floor slabs are heavy reinforced cement concrete. Resistance cement concrete (1:2:4) with lime Terracing for Root Stab.
• Structure: 60 grade deformed Rebar/ streel frame design will be used in foundation & all columns followed by 40 grade deformed Rebar for other structures.
• Soil test:  Sub-soil investigation and soil composition comprehensively analyzed by latest testing equipment at renowned laboratory.
• Wall: All inside walls are 5’’ thick solid and plastered with cement sand mortar in (1:4). Outside walls are 10’’ thick solid with 1st class machine made brick.

DOORS & WINDOWS

• Main Entrance Doors & Frames: Designer made solid Teak/Chapalish/Mehogony decorative main entrance door of individual apartment along with door chain, check viewer, apartment number in brass, door handle security lock.
• Internal Doors & Frames: Internal doors are made of Durable Partex/equivalent veneer flush Door shutters with French Polish except maid’s door shutter. All bathrooms with inner-side waterproof laminated shutter. All doors with good quality cylindrical lock/natual color aluminum fittings except kitchen & maid’s toilet.
• Windows: Large sliding window with 5mm tinted/clear glass with Mohair Lining and Rainwater Barrier in Aluminum Sections with mosquito barrier net provision. Safety grills suitably located at all windows.

FLOOR FINISH
High quality laser cut RAK ceramic tiles of 16’’ X 16’’ sizes in floors of all bed rooms.
High quality laser cut RAK ceramic tiles of 16’’ X 16’’ sizes in all other area like living, dining, f/living, foyer etc.

PAINTING

• Exterior Wall: Exterior wall will be smooth finishing water proof coating/sonocem with Berger/Romana or equivalent as per perspective design.
• Inside Wall: Smooth finishing colored plastic paint in all inside walls with Berger or equivalent and Soft Colors Finished Distemper in Ceilings.

ELECTRICAL FIXTURES

• Electric Wiring: All electric wiring will be concealed (BRB/Eastern or equivalent).
• Electric Switch, Plug Point, Circuit Breaker: Foreign made or local high quality electric switches, auto trip circuit breaker and MK type/equivalent plug points.
• Light Fixtures: Fancy light fixtures in all rooms.
• Electrical Distribution Box: Electrical distribution box with main switch in each apartment.
• AC Provision: Provision for installing AC in master bed, junior bed.
• Telephone line, Cable TV & Internet connection: Provision for telephone line (concealed) in master bed and living room. Provision for cable tv, internet connection in master bed, junior bed and living room.

BATHROOM FITTINGS

• Sanitary Fittings: sanitary fittings are RAK or equivalent standard in all bathrooms except maid’s bathroom. All electric wiring will be concealed (BRB/Eastern or equivalent).
• Accessories: Local best quality mirrors with overhead lamp, shelf, soap-case, towel rail, commode and toilet paper holder in all bathrooms except maid’s toilet. Concealed hot & cold water lines in master bathroom.
• Tiles: RAK or equivalent standard glazed ceramic tiles in all bathrooms except maid’s toilet up to ceiling height. RAK standard or equivalent matching non slip homogeneous tiles in bathrooms floor.
• Basin: Pedestal type Basin in all Bath rooms except maid’s toilet.
• Maid’s Toilet: Sun Flower or equivalent standard non slip homogeneous tiles in floor with pan & lowdown.
• Exhaust Fan: One exhaust fan will be provided in each master bathroom to avoid odor.

KITCHEN

• Tiles: RAK or equivalent standard glazed tiles in highlighted face of the walls as per design. Floor tiles in kitchen floor are RAK or similar standard.
• Work Top: Concrete shelf at standard height from floor level with design made tiled top as per drawing.
• Sink: One (1) very good quality stainless steel counter top sink.
• Gas burner: Provision for double burner gas outlet.
• Exhaust Fan: One suitably located exhaust fan will help to clear the inside delicious cooking smell from kitchen.
